1. About Capitol City Cottage

Capitol City Cottage, LLC (“we,” “our,” or “us”) operates the property known as Capitol City Cottage, or City Cottage 1885 located in Sacramento, California. The property is owned for the management of short-term rentals, mid-term stays, and private gatherings. All reservations, rentals, and events are subject to the following Terms & Conditions.

2. Acceptance of Terms

By booking a stay, signing an event agreement, or using this website, you agree to these Terms & Conditions, our Privacy Policy, and any specific terms stated in your individual booking or event contract.

3. Booking & Payment

  • Reservations: Bookings may be made directly through our website or approved booking platforms (e.g., Airbnb, VRBO).

  • Deposits: A deposit or full prepayment may be required to confirm a reservation. Event bookings may require a signed agreement and a 50% non-refundable retainer.

  • Payment Methods: We accept major credit cards and other secure electronic payments.

  • Taxes: All applicable state and local occupancy taxes, fees, and assessments (including Sacramento TOT and STMD) will be added to the total.

4. Cancellations & Refunds

  • Short-Term Stays: Cancellations made at least 30 days prior to check-in receive a full refund. Cancellations made between 14-29 days prior to check in are eligible for a partial refund. Cancellations within 14 days are non-refundable.

  • Mid-Term Rentals: Require 30 days’ notice for cancellation.

  • Events: Retainers are non-refundable; balance due 30 days prior to event. If the event is cancelled within 30 days, all payments are forfeited unless otherwise agreed in writing.

  • Force Majeure: We are not liable for cancellations caused by events beyond our control (natural disasters, power outages, public health emergencies, etc.).

5. Check-In / Check-Out

  • Check-In: 3:00 PM or later.

  • Check-Out: 11:00 AM unless otherwise arranged.

  • Early or late check-outs may be accommodated with prior approval and may incur additional fees.

6. Guest Conduct & Use of Property

Guests agree to treat the property and neighborhood with respect.

  • No unapproved parties or commercial use without written consent.

  • Maximum overnight occupancy: 6 guests.

  • No smoking or vaping inside the home.

  • Quiet hours: 10:00 PM – 8:00 AM in accordance with city ordinances.

  • Pets are not permitted unless specifically authorized.
    Violation of these terms may result in termination of stay without refund and additional cleaning or damage charges.

7. Events & Gatherings

Private events must be approved in advance and are limited to 50 guests or fewer in compliance with local zoning and permit requirements.

  • Event Host is responsible for guest behavior and vendor compliance.

  • Outside rentals, décor, and catering must be pre-approved.

  • Portable restrooms or accessibility accommodations may be required depending on guest count.

  • Liability insurance naming Capitol City Cottage, LLC and the property owner as additional insured may be required for events.

8. Liability & Damages

Guests assume responsibility for all personal property brought onto the premises. Capitol City Cottage, LLC and associated entities are not liable for loss, theft, or injury occurring on or around the property, except where required by law.

  • Any damage or excessive cleaning required will be charged to the guest’s payment method on file.

  • We reserve the right to collect a refundable security deposit prior to arrival or event.

9. Accessibility

The cottage is a historic 1885 high-water bungalow accessible only by stairs and may not be suitable for all mobility levels. We will make reasonable efforts to accommodate accessibility requests when feasible and can recommend alternative options nearby.

10. Photography & Content Use

Guests and event hosts may photograph their experience for personal use.
Professional or commercial photography, film, or content production must be pre-approved in writing and may require a separate location agreement and fee.

11. Data & Privacy

Your personal information is handled according to our Privacy Policy. By booking or inquiring, you consent to our collection and use of information for legitimate business purposes.

12. Governing Law

These Terms & Conditions are governed by the laws of the State of California. Any disputes shall be resolved in Sacramento County, California.

13. Updates to Terms

We may update these Terms & Conditions periodically. The latest version will always be posted on our website and supersedes prior versions. Continued use of our services constitutes acceptance of the revised terms.
